Garage Door Replacement Cost: One Benchmark, Nine Regions, and What It Leaves Out

A garage door quote is short, which makes it easy to accept and hard to check. The Cost vs. Value Report prices one defined garage door replacement in every region of the country each year, and it publishes the scope that says exactly which door was priced. This page puts that number beside the nine regional figures, shows how it has moved over ten editions, and names the two things a garage door quote usually contains that the benchmark does not.

Which door the benchmark prices

Most garage door quotes fit on one line: a door, a price, a date. That is convenient and it is also the problem, because a one-line quote gives you nothing to check it against. The Cost vs. Value Report gives you something. Every year it prices one defined garage door replacement in every region of the country, and it publishes the scope alongside the number.

The Cost vs. Value Report's project removes an existing 16 by 7 feet door and its tracks and disposes of them. It installs a new four-section steel door on new heavy-duty galvanized tracks. The door is foam-insulated to at least R-12, carries a lifetime warranty, has insulated glass in the top panel, and comes with galvanized hinges and ball-bearing rollers. The existing motorized opener stays and is reused.

For that job, the Cost vs. Value Report puts the national average at $4,672 in its 2025 edition. Read that as a description of one door, not as a price for yours. A single-car door, a wood door, a door with no insulation, a door with a new opener: each of those is a different scope, and the number does not follow it.

The figure is useful as a calibration point. If a quote for a door of this description lands far from it, one of three things is true: the scope is different, the market is different, or the price is. The rest of this page is about telling those three apart.

The same door in nine regions

The Cost vs. Value Report publishes the same project for each of the nine US Census divisions, and the nine figures sit closer together than most people expect. The lowest is $4,288 in the East South Central states and the highest is $5,126 in the South Atlantic. That is a spread of 1.20× from bottom to top, which is narrow for a construction benchmark; the Cost vs. Value Report's own asphalt roofing project spreads 1.43× across the same map.

A narrow spread fits the nature of the job. A garage door is mostly a factory product with a short installation. The door itself costs roughly the same wherever it ships, and a crew is on site for hours rather than days, so regional labor rates have less room to move the total than they do on a roof or a siding job. If a quote in your region is far above the figure for your division, the explanation is more likely the door specification than the ZIP code.

Find your state's division, take that figure, and hold it next to the quote. The comparison is only fair if the quote describes the same door: steel, insulated, new tracks, opener kept. Write the differences down before you decide the price is high or low.

Nine editions of one number

The Cost vs. Value Report has priced this project for well over a decade, and the chart below shows its national figure from the 2016 edition onward. From $3,140 that year to $4,672 in 2025, the Cost vs. Value Report's benchmark rose 49%, and it rose in every single edition along the way, with no year of retreat.

Be careful with what a chart like this proves. It shows what the Cost vs. Value Report printed for one scope, edition by edition. It does not tell you how much of the rise came from steel, from freight, from labor, or from the door specification drifting upward as insulated doors became the normal thing to quote. It also says nothing about your supplier's price this month. A benchmark that rose last year can sit still this year, and a market that was cheap in the report can be busy on the day you call.

The chart is still worth having for one reason: an old quote is not a current quote. If a neighbor paid a certain amount several years ago, the benchmark for the same door has moved since, and the chart shows by roughly how much. Argue from the current edition, not from a memory.

A resale share that moved faster than any door could

The Cost vs. Value Report publishes a second figure for every project, the share of the job cost it expects to come back at resale, and for garage doors that share is the largest in the whole report. In the 2025 edition the job cost $4,672 and the estimated resale value was $12,507, which the report prints as 267.7% recouped.

Look at the same share in the two editions of the Cost vs. Value Report before it: 102.7% in 2023, 193.9% in 2024, then 267.7%. Nothing about a steel garage door changed that much in two years. What changed is the Cost vs. Value Report's estimate of what a buyer would pay for the improvement. A figure that can more than double in two editions is measuring an estimate of buyer behavior, and estimates move faster than doors do.

That is not a reason to ignore it. It is a reason to use it for what it is: a statement that, in the Cost vs. Value Report's estimate, a new garage door is one of the few exterior jobs a buyer notices and pays for. It is not money you receive, it is not a promise about your house, and if you are not selling, it has no bearing on whether the quote in your hand is fair.

What the benchmark leaves out: the opener and the spring

A real quote often contains two items that the Cost vs. Value Report's benchmark leaves out, the opener and the springs, and either can be a large share of the total.

The first is the opener. The Cost vs. Value Report's scope reuses the existing motorized opener, so a quote that includes a new opener, new rails, a battery backup or a keypad is pricing more than the benchmark did. Ask for the opener as a separate line. If it is not separate, you cannot compare the door part of the quote with anything.

The second is the spring. A great many garage door calls start as a broken torsion or extension spring, and a spring-only repair is a different job from a replacement. We could not source a published, scoped price for that repair, and this page does not put a number on it. What we can say is that the replacement benchmark is not a ceiling for a spring repair and not a floor; the two are not comparable.

Whether a spring repair or a whole door is the right call depends partly on age. InterNACHI's life expectancy chart gives 20 to 25 years for a garage door and 10 to 15 years for an opener. Those are the chart's own estimates under regular maintenance and normal wear; the chart says plainly that they are guidelines and not guarantees, and a door in a coastal or storm-prone region will not necessarily follow them. A door near the end of that range with a failed spring is a different decision from a young door with the same failure.

What is ours and what is theirs

The benchmark figures, the nine regional figures, the resale share and the history all come from the Cost vs. Value Report, read on the date given in the sources at the end. We copied them; we did not adjust them. The service life figures come from InterNACHI's life expectancy chart, again as printed, with its own caveat repeated here because it is the honest one.

The reading is ours. We assume that a quote for a door matching the published scope can fairly be compared with the regional benchmark, and that a quote for a different door cannot. That assumption is ours, and it is the reason this page keeps returning to the scope. We also assume that the narrow regional spread reflects the factory-made nature of the product rather than a quirk of the data, which is a plausible reading and not a demonstrated one.

What this page cannot do is tell you what an installer near you will charge this month, whether your opener is worth keeping, or whether the header above your door is sound. Those are questions for the person standing in your driveway.

Five questions for the installer

An installer who cannot answer each of these in a sentence is not ready to price the job.

What is the door's insulation value, and is the number in writing? The Cost vs. Value Report's benchmark door is insulated to at least R-12. A quote that says "insulated" without a figure is describing a category, not a door.

Are the tracks new, or are you reusing mine? The benchmark includes new heavy-duty tracks. Reused tracks are cheaper and sometimes fine, but the quote should say which it is.

Is the opener in this price? If yes, ask for it as a separate line so the door can be compared on its own.

What are the springs rated for, and how many cycles? Spring rating is the part of a door most likely to fail first, and the cheapest place for a quote to save money without you noticing.

Who holds the warranty, and on what? The benchmark door carries a lifetime warranty on the door itself. The installation is usually warranted separately, for a shorter time, by the installer. Get both in writing before the old door comes off.
