Standing-Seam Metal Roof Cost: One Benchmark, Nine Regions, Seven Editions
Metal roof prices are quoted in ranges so wide they say nothing. The Cost vs. Value Report does the opposite: it prices one standing-seam roof of three thousand square feet, tear-off included, in every region of the country, every year. This page lays out that benchmark by region and by edition, converts it to a per-square figure you can hold against a bid, and is plain about what the number cannot tell you.

The one metal roof price that comes with a scope
Ask three people what a metal roof costs and you will get three ranges, each wide enough to hold almost any bid. A range is not information. What is information is a single defined roof, priced the same way year after year, with the scope printed next to the number. The Cost vs. Value Report publishes exactly that for standing-seam metal.
The Cost vs. Value Report's scope is a rectangular hip roof of 3,000 square feet, which the trade counts as 30 squares at 100 square feet to the square. The old covering is torn off to bare sheathing and hauled away. The new roof is prefinished standing-seam metal: long panels running from ridge to eave, joined at raised seams, held down by clips that the next panel covers, so that no fastener is left exposed to the weather on the field of the roof.
For that job the Cost vs. Value Report gives a national average of $51,865 in its 2025 edition. Spread across the scope, that is $1,729 per square. The per-square figure is the one to keep, because bids are built by the square and a bid for a different roof size can still be compared on that basis.
The scope also names what goes under and around the panels: an ice-barrier membrane at the roof perimeter, synthetic underlayment over the whole deck, matching drip edge and gable trim, a vented ridge, and custom flashing at two skylights. That list is worth more than the price, because a bid that leaves any of it out is a bid for a different roof.
Two cautions before anything else. The scope is a plain hip roof with no valleys, dormers or chimneys, and a real roof usually has some of those. And the figure is a national average; the section below shows how far the regions sit from it.
Nine regions, one roof
The Cost vs. Value Report prices the same standing-seam project in each of the nine US Census divisions. In the 2025 edition the lowest figure is $41,256, in the East South Central states, and the highest is $62,152, on the Pacific coast. That is a spread of 1.51× from the cheapest division to the dearest.
The spread is wider than for the same report's asphalt project, which runs 1.43× across the same map. A wider spread is what you would expect from a covering that depends more on the crew than on the material. Standing-seam panels are formed to length and installed by people who do it often or people who do not, and the difference in labor shows up in the regional figures in a way it does not for shingles.

To use the table, find your state's division and divide the figure by 30 squares to get a per-square rate for your region. Then divide the bid in front of you by the number of squares it covers. If the two rates are close, the bid is priced like the benchmark. If they are far apart, the next sections list the reasons that are legitimate and the ones that are not.
Seven editions of the metal benchmark
The history the Cost vs. Value Report publishes for the metal project begins with its 2019 edition, later than the asphalt project, so the record is shorter but it covers the years that matter most. From $38,600 in the first edition to $51,865 in 2025, the Cost vs. Value Report's national benchmark rose 34%.
The line is not straight. The benchmark jumped in the 2021 and 2022 editions, fell back in 2023, and has climbed since. Read that as a record of what the Cost vs. Value Report printed for one scope in each year, and nothing more precise. The chart does not know how much of the rise was coil steel, how much was freight, and how much was crews with full order books charging what the market would bear. It says nothing about what your region's installers are charging this season.
The practical use is narrower and still real. A metal roof priced several years ago is not a reference for one priced now, and a contractor who says prices have risen since then is, on this evidence, telling the truth. How much they have risen for the roof in front of you is a separate question the chart cannot answer.
The resale share, and where it has been heading
Beside each cost, the Cost vs. Value Report prints an estimate of the value the job adds at resale and the share of the cost that represents. For the metal project in 2025 the resale value is $25,972 against a cost of $51,865, a recouped share of 50.1%.
That share has been drifting down. In the Cost vs. Value Report's 2019 edition it was 60.9%; now it is 50.1%. The cost rose faster than the estimated value did, which is another way of saying that the Cost vs. Value Report's estimate of what buyers would pay did not rise as quickly as its cost figure did.
The share also moves with geography, and in the opposite direction from cost. The lowest regional share is 38.9% in New England, and the highest is 57.6% in East South Central. Where the roof costs least, the estimate says the largest fraction of its cost comes back; where it costs most, the smallest. If you are buying a roof to sell a house, that is the pattern to look at. If you are buying a roof to live under, the share is not part of the decision at all, and no estimate of buyer opinion should talk you into a more expensive roof than you wanted.
What the benchmark does not include, and what moves a real bid
The benchmark is a single specification, and most real bids differ from it in ways that move the price legitimately.
The panel itself is the first. Steel comes in gauges, and a heavier gauge costs more and dents less. The finish matters as much as the metal: factory coatings differ in how long they are warranted against chalking and fading, and the warranty document, not the brochure, says which one is on your panels. The clip system is the second: the scope's concealed-fastener panels take longer to install than exposed-fastener panels, which are screwed through the face and are a different product with a different life.
The roof underneath is the third. Panels want a flat, sound deck; a tear-off that finds rot means sheathing, and sheathing is priced by the sheet on top of the bid. Complexity is the fourth. Every valley, dormer, chimney and skylight is custom flashing work, and the benchmark roof has none of them.
What this page cannot price is the material on its own. We could not source retail panel or coil prices from any supplier when we tried, and no figure here is a retail material price. A bid that itemizes the panel separately from labor is easier to check than one that does not, and it is reasonable to ask for that breakdown even if the installer prefers a single number.
What is ours and what is theirs

The national figure, the nine regional figures, the resale values and the history come from the Cost vs. Value Report as printed, read on the date given in the sources below. The per-square figure is that national figure divided by the squares in the scope, which is arithmetic anyone can repeat. A square being 100 square feet is a trade convention.
The interpretation is ours. We assume that a standing-seam bid can be compared with the benchmark on a per-square basis once the differences in scope are listed, and that the wider regional spread reflects labor rather than material. Both assumptions are ours; the first is how the trade prices roofs and the second is a plausible reading rather than a demonstrated one.
We do not know what a metal roof will cost in your county this month, whether your deck is sound, or how many custom flashings your roof needs. Those three things decide the bid more than anything on this page, and only someone who has looked at the roof can answer them.
Six questions for a standing-seam bid
These are the questions that separate a metal bid you can evaluate from one you cannot. Each has a short answer that belongs in writing.
What gauge is the panel, and what is the finish? Both should be named. A bid that says "metal" is describing a category.
Concealed clips or exposed fasteners? The Cost vs. Value Report's benchmark is a concealed-fastener standing-seam roof. An exposed-fastener panel is cheaper and is not the same product.
How many squares, and what is the price per square? Divide the bid yourself if the installer will not. The regional table above gives you the figure to hold it against.
What underlayment goes under the panels, and is an ice barrier included? The benchmark has synthetic underlayment over the deck and an ice barrier at the perimeter. Metal on a bare deck is a bid with a hole in it.
What is the allowance for sheathing replacement, per sheet? The tear-off will find what it finds; the price per sheet should be agreed before it does.
Which warranty covers the finish, which covers the weathertightness, and who stands behind each? Ask which party carries the finish and which carries the workmanship. Ask for both documents, not a summary of them.
